New Proposed Changes to our HOA Covenants (as of May, 2022)
The presence of more rental properties in any neighborhood can increase insurance rates and lower property values. The situation also raises the risk of landlords or tenants not keeping up the property, which affects safety, curb appeal, and home sale prices. At the request of many neighbors, the HOA is proposing a new amendment to our HOA covenants to better manage the rental properties in the neighborhood.
What does it mean?
In essence, the proposal would continue to allow existing rentals, cap the total number of rental units, limit the term of a rental agreement, provide some basic accountability to the HOA, and provide for exceptions in cases of hardship or emergency.

We’ll also drop off a paper copy of it in your mailboxes in the coming weeks and host a neighborhood meeting later this summer to discuss and vote on the change. Sadler Road Extension Project
As many of you are aware, Henrico County is currently working on plans to improve Sadler Road between Cedar Branch Court and Dominion Boulevard. This is a multi-step project that will ultimately provide a lot of great benefits for our neighborhood. The current plan includes a wide multiuse path on our side of Sadler Road that will extend all the way to Dominion Boulevard. It also includes widening Sadler Road and adding 2 roundabouts to help control traffic flow. In January 2019 a representative from Henrico County presented these plans at our Annual HOA meeting. Below you can find information on the Henrico County website. Please check back for any updates which we will share as they become available.
